What is it like to live in Jupiter Inlet Colony?
A small town at the mouth of the inlet, and the water is the reason to buy.
Jupiter Inlet Colony sits on the north side of Jupiter Inlet, at the southern tip of Jupiter Island, and looks across the water at the Jupiter Inlet Lighthouse. The inlet joins the Loxahatchee River and the Intracoastal Waterway to the Atlantic, so a boat kept here is close to open water.
A small town, and what is nearby
In a town this small, the house you want may not be for sale the week you are ready. We help you decide what matters and set up a search, so you can move when it is listed. Jupiter's restaurants and Harbourside Place are a short drive away.

- Proof of funds or a lender's approval in hand, so you can make an offer the day a home is listed.
- Get the alert
- We set up a saved search for Jupiter Inlet Colony, so new listings reach you as they come onto the MLS.
- Use the inspection period
- Dock and seawall, roof age, impact windows and concrete block construction, plus the elevation certificate and insurance quotes, including flood insurance, before the period ends.
Before we tour, we sign a written buyer agreement that sets how we are paid, as has been national practice since August 2024.

On the north side of Jupiter Inlet, at the southern tip of Jupiter Island, facing the Jupiter Inlet Lighthouse.

Is Jupiter Inlet Colony part of Jupiter?
No. Jupiter Inlet Colony is a small town of its own.
Jupiter is its neighbor, with Harbourside Place, DuBois Park at the inlet and spring training at Roger Dean Chevrolet Stadium. Before you plan work on a house, ask which permits it needs and who issues them.
What should I check before buying a waterfront home at the inlet?
Start with your boat: its size and draft, the height clearance and any fixed bridges on the route, and the size and weight the lift has to carry.
Then ask about no-wake zones, the distance to the inlet and the ocean, the seawall, and how tidal flow and king tides reach the property. Ask the seller for permits and repair records for the dock and seawall.
What should I ask about a house before I make an offer?
The cost of insurance, including flood insurance; the roof's age; impact windows and concrete block construction; and what the utilities cost.
Where there is an association, also ask about annual dues, architectural review and when work can be done. Property taxes are based on the sale price and billed in arrears, so estimate them with the county tax portal calculator.
Can I get the Florida homestead exemption on a home here?
Yes, if it is your primary residence and you own it on January 1: up to $50,000 off the assessed value.
Apply to the county property appraiser. Save Our Homes then caps yearly increases in assessed value at 3% or the change in CPI, whichever is lower. Florida has no state personal income tax.
