How we read a route, not to scale.

Oceanfront and Intracoastal condos in Juno Beach and Jupiter give you the water without a seawall to look after. Florida law now requires structural milestone inspections and structural reserve studies for condo buildings three stories or taller, and we read both before you make an offer.
Plenty of owners keep the boat away from home and buy the house for other reasons, so we can price a home with and without a dock for you to compare.

It depends on the exact street and route, so we trace it for every home before you see it.
Homes near Jupiter Inlet on the Intracoastal, and in Jupiter Inlet Colony, have the shortest runs out. Further away, a fixed bridge can cap the height of boat that can reach the house. Tell us your boat's height and draft first.
The Intracoastal, because you can have a private dock; an oceanfront home has the beach instead.
Oceanfront owners who boat often keep the boat at a marina or in dry storage. Intracoastal owners trade the beach view for a dock at the back door.
The pros are a natural, protected river and access to Jupiter Inlet; the main con is that depth varies along it.
The Loxahatchee is one of two National Wild and Scenic Rivers in Florida. Check depth at low tide against your boat's draft, and the route to the inlet, before you buy.
Length, depth at low tide, the lift, the pilings, the seawall and the permits for past work.
Ask the seller for repair records, and have the lift and pilings inspected during your inspection period. Get the elevation certificate and a flood insurance quote at the same time.
King tides are unusually high, predictable tides that can flood low-lying waterfront areas even without rain.
In South Florida they are most noticeable in the fall. Palm Beach County, including Jupiter and North Palm Beach, flags the dates to watch and says when tides are predicted close to its action threshold. The upcoming dates to watch are October 26 to 29, 2026 and November 24 to 27, 2026. Flooding is not guaranteed, but rain, wind and storms can push the water higher, and some low areas flood below that threshold. Before you buy, check the tide chart for the dates around your showing, and ask about the seawall height and condition, the lot elevation and the drainage.
It depends on length, condition and permits, so get a quote from a licensed marine contractor during your inspection period.
We ask the seller for the age of the seawall and any recent work, and build the contractor visit into your inspection timeline.
It depends on the marina, the slip size and whether you rent or buy, so we get current quotes for the boat you own.
In marina communities such as Admirals Cove, slips come with club rules too. We confirm both before you make an offer.
