Buying into a private club

In most private communities here, the house and the membership are two separate approvals, and the club sets its own rules.

Membership rule
Some communities require a membership with every home. Others leave it optional.
Timing
Approval runs on the club's calendar, so we line it up with your closing date.
Membership, dues and club approval
Membership rule
Some communities require a membership with every home. Others leave it optional.
Initiation and dues
A one-time fee to the club, separate from the price of the home, then annual dues. Amounts change, so we get the current schedule from the club before you write an offer.
Club approval
An application and references, and at some clubs an interview with the membership committee.
Timing
Approval runs on the club's calendar, so we line it up with your closing date.

What we check on a waterfront home

Jupiter Inlet is the way out to the Atlantic for boats from Tequesta, Jupiter and the Loxahatchee River, so the route from your dock matters as much as the dock.

See the waterfront checklist
  • Bridges on the routeWhether the run to the inlet passes under a fixed bridge, and the clearance of any drawbridge.
  • Dock length and depthUsable length, and depth at low tide, against your boat's length and draft.
  • Seawall conditionAge, visible condition, permits and repair records from the seller.
  • Flood zone and insuranceThe flood zone, the elevation certificate and your own insurance quote.
  • Survey and inspectionA current survey, plus an inspection of lifts and pilings.

Plan the cost of ownership.

Look beyond the purchase price. Gather property-specific insurance quotes, tax information, association fees and any club costs before committing to a home.

For a condo, ask for the current association budget, rules, insurance details and assessment information. For waterfront, compare the flood information and the condition and records of the seawall, dock and lift.

We help organize these questions and identify the documents to review with the appropriate professionals, so you can compare homes with more than the asking price in view.
